The 89 Elm project transforms three former surface parking lots into an eight-story, 162,000 SF mixed-use development in downtown Portland. The building delivers 201 affordable housing units along with 4,500 SF of ground-floor commercial space along Lancaster and Oxford Streets, contributing to the continued growth and activation of the surrounding neighborhood.

Delivered as a joint venture with Turner Construction, the team combined local market knowledge with strong trade partner relationships to support consistent staffing and efficient execution within a tight urban footprint. The project also incorporates a prefabricated cold-formed steel system—one of the first of its kind in Maine—allowing for streamlined installation, cost efficiency, and reduced disruption to the surrounding community.

Early site work required careful coordination of brownfield remediation and contaminated soil management under federal compliance requirements. By aligning environmental scope with the construction sequence and maintaining close coordination with regulators, consultants, and logistics partners, the team delivered a clean, compliant site and enabled a seamless transition into vertical construction while minimizing schedule and compliance risk.
